Overlooking the Upper Tiber Valley, this friendly holiday home is situated in a slightly hilly location. On the ground floor you enter the bright, friendly living room with kitchen corner, open fireplace and access to the covered terrace; on the first floor (outside staircase with small loggia) there is a further living room with sofa bed as well as two bedrooms and a bathroom. In front of the house is a spacious plot with a garden shed, all in a quiet hilly location, an ideal place to relax. Within an hour's drive you can reach several Umbrian and Tuscan towns worth seeing, such as Perugia, Assisi, Gubbio, Arezzo, Cortona (all around 40-50 km) and Lake Trasimeno (30 km) with its sandy beaches and small islands. Umbertide with its shops of all kinds, trattorias and weekly market is 7km away, the charming hilltop town of Montone 8km. Città di Castello 20km. Short unpaved access road.

    “sehr schönes Haus, mit viel Liebe zum Detail renoviert, sehr geschmackvoll mit alten Möbeln eingerichtet, die Technik aber neuwertig. Es hat alles einwandfrei funktioniert. Der Besitzer ist sehr nett und unkompliziert. Das Haus liegt absolut ruhig und hat einen riesigen Garten. Die unbefestigte Zufahrt ist in einem guten Zustand.”
