Charming 'Maison de Maitre' in Southern France with large enclosed garden and swimming pool

This two-storey house is located in the historic Razès county between Toulouse and Perpignan; in the small, quiet village Peyrefitte-du-Razès (Aude), 42 kms SW of Carcassonne airport (Ryanair), in the heart of the beautiful, enchanting Cathar country, including famous castle ruins like Rennes-le-Chateau and Montségur. The nearest market towns are medieval Mirepoix, and Limoux. Nearby Lac Montbel for swimming, sailing, canoeing etc. The Mediterranean is only 1½ hours away. Wonderful countryside for cycling, hiking, picnics and painting. Environmental science maps show that this corner of France has the cleanest air in Europe. The property is facing green hills and has a large furnished terrace shaded by white roses and grapevine. It has a large enclosed garden/lawn with a 10-meter swimming-pool, barbecue, suitable for badminton, boules and croquet. The house is fully equipped, including bed linen and towels.

There are also apple and fig trees and decorative bushes.

The house has two floors and an attic. Upstairs there are four bedrooms (one huge, one large and two smaller); three with double-beds (1x1,80, 2x1.40 m width) and one room with two single beds (0.90m). The master bedroom with two windows facing the garden is very spacious with a desk, book-shelves, an arm-chair and several chairs. It was once the study of the village lawyer ('notaire'). The other large bedroom also has two windows facing the garden as well as a wardrobe. These two and a third smaller bedroom with one window have double beds. A fourth bedroom is furnished with two single beds. The two smaller rooms face a quiet village street. A mobile baby cot is available. The sofa in the sitting room downstairs is convertible into a comfortable double bed, useful if you have guests staying over. There is a wooden high baby chair that can fold into a low chair with a table. On the ground floor, there is a sitting room with a dining table area as well as armchairs and a sofa in front of the fireplace and satellite flat-screen TV set. There is also a bathroom with separate toilet and a storage area. The French country-style kitchen is also downstairs, featuring a gas stove/oven/grill, refrigerator, dishwasher, micro-wave oven and various appliances. There is a washing-machine, ironing facilities, hair dryer, shower cabin, bathtub, two WC with new piping. Rent includes all linen, electricity, gas, and water. There is a well-stocked library in the house, including many different kinds of books in English, French and Swedish. There are double-glazed windows in the whole house, a Daikin heat pump/AC and new hi-tech insulation in the attic for comfortable temperatures all year. For heating, there is a woodburning glass-front iron stove in the living-room fireplace and several electric heaters. There is no Wi-Fi connection in the house, but there is good internet reception from the telephone mast located just above the village.

The property is located in the heart of the beautiful, enchanting Cathar country, including famous castle ruins like Rennes-le-Chateau and Montségur. The nearest market towns are medieval Mirepoix with its famous, charming wooden arcades ('couverts'), and Limoux with more services. Nearby Lac Montbel for swimming, sailing, canoeing etc. The Mediterranean is only 1½ hours away. Wonderful countryside for cycling, hiking, picnics and painting. There are walking trails passing through the village and both easier and more demanding walks in the surrounding area. Wifi internet access through mobile broadband with strong signal from the telcom mast located on a hill just above the village. Two racing bikes are available, (but have not been used for several years and hence are in need of service): an old 10-speed and a newer 21-speed bike. Private parking is available for two cars.
